1. Operator, acceptance and scope
NetProperty.org is operated by WHAPI LLC. These terms apply to visitors, registered users, authors, agencies, representatives, professionals, feed providers, data recipients and customers of free or paid services.

Specific terms displayed when purchasing a service prevail over these terms only for that service and only where they are incompatible.
2. Nature of NetProperty
NetProperty is an independent international directory and a technology platform for information and professional connections. NetProperty is not a real estate agency, broker, developer, owner, landlord, buyer, seller, valuer, notary, registry, lawyer, financial adviser, insurer or public authority.
NetProperty does not represent listed agencies and does not participate in negotiations, viewings, reservations, sales, rentals, deposits, payments, financing, contracts or property transfers. It receives no commission from transactions between users and third parties unless a specific service expressly states otherwise.
The inclusion, visibility, ranking or verification of an agency is not a recommendation, public certification, partnership, franchise, mandate, employment relationship or approval of all its services or conduct.
3. Public and professional data sources
Professional listings and data may be obtained, combined, standardised or updated from corporate websites, public registers, official sources, open data, collaborative maps, professional associations, public directories, property portals, information supplied by agencies, authorised users and other publicly accessible resources.
Publication of publicly visible professional information does not imply that the original source works with, sponsors or has any relationship with NetProperty. Trade names, trademarks, logos, addresses, telephone numbers, professional emails, links and other identifiers belong to their respective owners.
NetProperty may retain source references, access dates and internal change history to verify origin, correct errors, prevent fraud and protect the integrity of the directory.
4. Accuracy, currency and use of information
Information is provided for general information only. Although NetProperty uses automated and manual review processes, it does not guarantee that data is accurate, complete, current, authentic, suitable or error-free.
Sources may contain mistakes, outdated information, ownership changes, closures, recycled numbers, compromised websites or data submitted without authority. Users must verify all relevant information directly with the agency, official registers and independent advisers before contracting, paying, sending documents or making decisions.
NetProperty does not guarantee the identity of anyone answering a telephone number, email address, form, social account or website linked from a listing.
5. Adding, claiming and managing listings
Anyone adding, claiming or managing an agency warrants that they are its owner, representative, employee or expressly authorised person; that the supplied data is lawful, complete and accurate; and that they may authorise its publication.
Claiming a listing does not transfer ownership of historical data, directory structure, public identifiers or elements created by NetProperty. Management access may be reviewed, restricted or revoked where impersonation, disputed authority, insufficient evidence or risk to third parties is suspected.
NetProperty may correct, complete, merge, separate, reorder, hide, disable or remove duplicate, false, closed, unlawful, outdated or non-compliant listings. No user has a permanent right to a particular ranking, visibility, indexing, traffic level or indefinite retention.
6. User accounts
Users must provide accurate details, keep them current, protect credentials and report unauthorised access. Users are responsible for activity performed through their account unless they demonstrate that it was outside their control and that reasonable care was taken.
False accounts, credential sharing with unauthorised persons, impersonation, bypassing verification, use of unlawfully obtained credentials and access to restricted functions or data are prohibited.
NetProperty may require verification of email, identity, authority, business, domain, telephone or documents before enabling certain functions.
7. Articles, images and other user content
Users retain any rights they legally hold in original content, but grant NetProperty a worldwide, non-exclusive licence, transferable to technical providers, royalty-free for the necessary period and with limited sublicensing rights, to host, reproduce, technically adapt, format, translate, index, display, distribute and promote that content through NetProperty services and channels.
Users warrant that they hold all necessary rights and permissions; that content does not infringe intellectual property, image, reputation, privacy, data protection, trade secrets or third-party rights; and that any person, property, logo, plan, photograph or document may lawfully be published.
NetProperty may edit formatting, titles, summaries, metadata, translations or presentation without materially changing meaning, and may reject, unpublish or remove content for editorial, technical, legal, quality or security reasons.
Artificial intelligence and editorial review
NetProperty may use artificial intelligence tools to assist with research, drafting, translation, summarisation, formatting and other editorial tasks.
Content prepared or assisted by artificial intelligence may be reviewed, corrected, expanded, fact-checked or rejected by human editors before publication. NetProperty retains editorial control and responsibility for content published under its name.
The use of artificial intelligence does not replace professional judgement or independent verification. Information may contain errors, omissions or become outdated and should not be relied upon as legal, financial, tax, investment or other professional advice.
Where applicable law requires disclosure that content has been generated or materially altered using artificial intelligence, NetProperty will provide the appropriate notice.
8. Verification, seals and badges
NetProperty Verified, Verified Pro and other badges only indicate that specified checks were performed using the information available and within the stated scope and date for that category.
Verification does not guarantee solvency, integrity, financial capacity, future quality, continuous compliance, absence of complaints, accuracy of every property, success of a transaction or legitimacy of every employee, collaborator or communication.
Checks may rely on documents, registers, domains, website history, insurance, qualifications, memberships, communications and other evidence. NetProperty is not liable for forged, altered, expired, incomplete or apparently valid documents that could not reasonably have been detected.
A badge is a personal, limited, temporary, non-transferable and revocable licence. NetProperty may suspend or withdraw it for non-payment, expiry, misleading use, false evidence, material changes, loss of requirements, third-party risk or breach.
9. World MLS, feeds and private connections
Property exchange, feed and private-connection functions are technical tools between independent professionals. NetProperty does not thereby become an intermediary, agent, custodian, deposit holder, guarantor of a property or party to agreements between agencies.
Anyone publishing or transmitting a feed warrants that they are authorised to share all data, text, images, prices, locations and other information; that affected persons have been informed where required; and that information will be kept current. Recipients may use data only within the scope authorised by the originating agency and by law.
Each agency chooses whom it connects with, what it shares and on what terms. NetProperty may restrict, block or remove inaccurate, insecure, duplicate, unlawful, outdated or technically harmful feeds.
10. Prohibited uses
Without NetProperty's written permission, users must not:
- Mass-extract, copy, download or reuse listings, contact details, text, images, identifiers or results systematically or automatically.
- Scrape, crawl, harvest, mine or resell data, or create a competing database, except ordinary search-engine indexing allowed by published technical instructions.
- Use information for spam, automated calls, unsolicited campaigns, impersonation, fraud, surveillance, discrimination or unlawful activity.
- Train, feed or evaluate artificial-intelligence systems using the NetProperty database or content without express permission.
- Bypass security measures, limits, blocks, authentication, robots.txt, access controls or technical restrictions.
- Introduce malware, overload the service, disrupt its operation or attempt to access non-public code, servers, logs or data.
11. Third-party websites, communications and services
Links, telephone numbers, emails, maps, social networks, payment services, hosting providers, translators, data providers and external websites are operated by third parties. NetProperty does not control or guarantee their availability, security, legality, identity, content, policies, prices or conduct.
Users access external resources at their own risk. NetProperty is not liable for malware, phishing, fraud, changed destinations, charges, contracts, damage or loss caused by third parties.
12. Moderation, notices and complaints
NetProperty may use automated controls and human review to detect duplicates, mistakes, fraud, abuse, unlawful content or breaches. There is no general obligation to pre-monitor all third-party information.
Incorrect information, impersonation, rights violations or allegedly unlawful content may be reported through the contact form, identifying the URL, reason, affected information and available evidence.
NetProperty may request further information and take interim measures while reviewing a report. Decisions may include retaining, correcting, restricting, de-indexing, suspending or removing content, accounts, connections or badges. Where legally and technically possible, the essential reason will be provided.
13. Availability, technical changes and security
The service is provided as available. NetProperty does not guarantee uninterrupted operation, absence of errors, universal compatibility, indefinite retention, response times, search-engine positioning or data recovery.
Interruptions may result from maintenance, updates, attacks, provider failures, communications, power, hosting, databases, force majeure or causes beyond NetProperty's reasonable control.
Users must keep copies of information they need to retain. NetProperty is not an archive, document-custody or backup service for users.
14. Exclusion and limitation of liability
To the fullest extent permitted by applicable law, NetProperty is not liable for decisions made in reliance on the directory; errors, omissions or outdated data; the identity or conduct of agencies, users or third parties; non-existent or inaccurate properties; fraud; payments; loss of signal, data or business; or contracts, communications, services or conduct occurring outside NetProperty.
To the maximum extent legally permitted, liability is excluded for indirect, incidental, special, punitive or consequential loss; loss of profit, revenue, opportunity, customers, reputation, savings, contracts, data or use; and replacement costs, even if the possibility was known.
For professional users and paid services, NetProperty's total aggregate liability arising from the affected service shall not exceed the amount actually paid by that user to NetProperty for that service during the twelve months immediately before the event giving rise to the claim.
For free services used by professionals, NetProperty is liable only where mandatory law requires it and only to the minimum extent required by that law.
Nothing in these terms excludes liability that cannot legally be excluded or limited, or removes mandatory consumer rights where applicable.
15. Professional user responsibility and indemnity
Professional users are responsible for data, content, documents, feeds, listing claims, communications and conduct performed by them or through their account.
To the extent permitted by law, they shall indemnify NetProperty, its officers, staff and providers against claims, penalties, damages, costs and reasonable expenses arising from their content, lack of authority, breach, infringement, misuse of a badge, unlawful data processing or unlawful activity.
16. Intellectual property, trademarks and database rights
NetProperty's structure, selection, arrangement, design, code, original text, translations, classifications, identifiers, logos, badges and database are protected by applicable law. Access does not transfer ownership rights.
Information may be consulted and used for legitimate, individual purposes related to finding or managing real estate services. Commercial reproduction, redistribution, sale, bulk publication, misleading alteration or integration into third-party products is not authorised.
Agency and third-party trademarks and content belong to their respective owners and are shown for identification and information purposes.
17. Paid services, duration and cancellation
The price, taxes, duration, scope, payment method, renewal and cancellation conditions will be shown before each purchase. Payment for a review or verification compensates the checking work and does not guarantee approval.
No refund is due where the service was properly performed, where refusal or withdrawal results from false information, breach or misuse, or where the law permits exclusion. Mandatory consumer rights remain unaffected.
NetProperty may suspend services for non-payment, chargebacks, fraud, security risk or breach.
18. Data protection and privacy
Personal-data processing is governed by the Privacy Policy. The appearance of professional information in a public source does not automatically remove protection that may apply to an individual.
Requests for access, correction, erasure, objection or updating must sufficiently identify the person, information and listing concerned. NetProperty may retain minimum data required to comply with law, prevent fraud, defend claims and document requests.
19. Changes to terms and termination
NetProperty may change these terms for legal, technical, commercial, security or operational reasons. The published version will state its update date.
Where a change materially affects a purchased service or registered user, reasonable efforts will be made to notify them. Continued use after the effective date means acceptance, unless further consent is legally required.
Users may stop using the service at any time. NetProperty may restrict, suspend or terminate access for breach, risk, fraud, authority order, prolonged inactivity, technical reasons or discontinuation.
20. Governing law and jurisdiction
These terms are governed by the laws of the State of New Mexico and the applicable federal laws of the United States, without prejudice to any mandatory rules that may apply.
Business and professional users expressly submit to the state and federal courts located in New Mexico, United States, and waive any other jurisdiction or venue that may otherwise apply, to the extent permitted by law.
Where a user legally qualifies as a consumer, the courts and dispute mechanisms required by mandatory law shall apply and this clause shall not restrict consumer rights.
21. Entire agreement, severability, language and contact
If any provision is held invalid, unlawful or unenforceable, it shall be interpreted or reduced only as necessary and the remaining provisions shall continue in force.
These terms are published only in English. This English version is the sole authoritative version.
